Office spaces aren’t just places for people to do their work. They’re an important business tool, according to Harvard Business Review. That’s because work environment can impact specific business outcomes such as productivity, employee satisfaction, and talent recruitment.
The same thing applies if you’re looking for a medical office space. You can’t just go for what’s available. If you want to attract more patients and make them feel more at ease, you have to carefully choose your new healthcare space.
To make the selection process easier, it helps to know about the current trends in medical office space leasing. Check them out so you can make a well-informed choice.

Coworking Spaces
Coworking spaces aren’t just for startups. They’re also a growing trend for medical tenants such as dermatologists, psychiatrists, private practitioners, and so on.
One of the best things about coworking spaces is the leases aren’t too long. Payments are also flexible.
You can rent an exam room for half a day for a fixed price. And you’ll be charged weekly based on the day or days of the week you’ve chosen to use the space.
Greener Environments
Setting up a private medical practice can be costly. That’s why moving into an energy-efficient building is becoming popular among entrepreneurs and medical tenants. With a green building, you can reduce some of your energy costs.
If your clinical office has power-hungry machines (e.g. medical imaging equipment), or climate control needs such as improved air or moisture control, a green office may be the perfect medical space for you.
Homier Interiors
Another trend in medical office space leasing has to do with how interior decor is done. More medical tenants are preferring flexible spaces with a homier feel.
The reason for this is obvious. Clinics that have that emergency room vibe don’t feel very welcoming.
If you’re looking for a new office space, make sure it’s designed with patients in mind. You want them to feel comfortable and relaxed even if the wait time for a consult is somewhat long.
Key Locations
Of course, a strategic location is ideal if you want more patients to come to your clinic. But these days, more healthcare providers are thinking like retailers. They might set up shop next to a mall or have outpatient facilities nearby supermarkets, drugstores, and other places where patients live.
This trend also influences the type of properties hospitals and health systems look for. They snatch up buildings and facilities that could be repurposed. For example, moving the outpatient clinics to a new building so that the old one can be filled with more inpatient beds.

I am searching for medical co working space in Michigan. I work for Vault Health Inc., we are a men’s health telehealth company, that now is doing at home COVID-19 tests, that are taken in front of a medical practitioner virtually. We are now stemming off into COVID-19 vaccines. In order to do vaccines in the state of MI, we need a physical location – exam room. That’s why we love the medical co working idea. Can you let me know if you have any open exam rooms for Monday – Friday 9-5 monthly leases?
We are on a tight deadline to find space, so please get back to me as soon as you can.
